Phoenix-based Alliance Residential Co. is eyeing a 2020 completion at the North Capitol property on which it will undertake apartment development Broadstone Stockyards — with a pedestrian bridge to be part of the effort.

The project will yield 342 units and two new buildings, according to a release.

The address is 901 Second Ave. N.

Alliance created Broadstone Stockyard Flats LLC for the recent $13.6 million acquisition of the property.

The Broadstone Stockyards site is located a few blocks south of Germantown and adjacent to First Tennessee Park.

As part of the project, Alliance will adaptively the 1920s era brick building on site that housed the Stockyard restaurant (which closed in 2015) for 36 years.

Before it accommodated the Stockyard restaurant, the building housed businesses related to The Nashville Union Stockyards, where farmers brought livestock to sell. A large portion of the building will be restored and revitalized to house eight multi-story rental townhomes that will preserve the historical integrity of the building, the release notes.

An additional 6,000 square-feet of the original building will be updated to hold project amenities such a lounge area in the refurbished entry rotunda, a pool and cabana entertainment deck, fitness rooms, pet and bike facilities, and a “new take on the so-called Bullpen Lounge, which will include a bar area and vintage arcade games.

The work on the original Stockyard building is being designed by Brock Hudgins Architects in Atlanta.

The project’s new build component will rise five floors and include the leasing office and a Skydeck suite with views of First Tennessee Park. The two buildings of Broadstone Stockyards will be connected by a pedestrian bridge. Houston-based Meeks + Partners is handling the design of the new build.

“We’re proud to preserve Nashville history by incorporating a timeless building into a new high-end development that will be up to the original Stockyard building’s standards of design and longevity,” Ben Owenell, Alliance Residential’s Nashville-based development director, said in the release. “Broadstone Stockyards will set itself apart in the market, delivering authentic character and history that can’t be manufactured. We can’t wait to bring the project to life and further enliven the bustling neighborhood around the baseball stadium.”

Broadstone Stockyards will be the fourth multifamily project for Alliance Residential to the Nashville market. The other two are Broadstone Germantown and Broadstone 8South.

Once Broadstone Stockyards is completed, Alliance Residential will have delivered 1,150 units, collectively, to the Nashville market.

Philips Plaza sees continued work on namesake’s future office

Further renovations are slated to begin at the ex-Bank of America Plaza building for Amsterdam-based health technology company Philips.

In July, local contractor Solomon Builders secured a permit to begin work for Philips on the sixth floor of the downtown tower. Later that month, a permit valued at roughly $1.5 million was issued to allow for an overhaul of the building’s fifth floor.

A recently issued permit, valued at about $4.9 million, will allow upgrades to floors two through four.

Solomon Builders will again handle the job.

The building is now called Philips Plaza and has an address of 414 Union St.

Opened in 1977 and one of Nashville’s 20 tallest buildings, Philips Plaza offers 20 stories and a height of 292 feet.

Airport garage to be razed

The Metro Nashville Airport Authority has landed a permit related to the planned demolition of the facility’s short-term parking garage.

The permit is valued at $2.3 million, with Environmental Abatement to handle the job.

The looming razing comes as the MNAA Board of Commissioners in July awarded a $144 million design-build contract to Messer Construction Co. related to a future terminal parking garage and airport administrative office building.

The undertaking is part of BNA Vision, MNAA’s ongoing expansion plan for Nashville International Airport.

Construction of the parking garage will begin in early 2019 with an anticipated completion of early 2020, according to a release. The airport administrative office building will be completed in fall 2020.

The project will include six-level parking garage will offer approximately 3,000 spaces, a pedestrian plaza and a 64,000-square-foot airport administrative office building on the fifth level. The future parking garage will occupy part of the footprint of the soon-to-be-demolished short-term parking garage. The administrative office building will replace MNAA’s current office space in the terminal, as well as providing space for the federal Transportation Security Administration and other airport services.

The contract also includes designing an additional six-level, 1,800-space parking structure capable of supporting a hotel on the fifth level. The construction portion of that project will be competitively bid out on a later date.
